Listing Your Home With an Agent

Putting your home on the open market and letting buyers compete for it, with someone representing you through the offer and the inspection.

Listing is the route for a seller who wants the best number the market will pay and is willing to prepare a home and wait for a buyer to find it. It is a different decision from taking a fast off-market offer, and the tradeoff is straightforward: a listing takes preparation and time, and in exchange the price is set by competing buyers rather than by one party making an offer. If speed and certainty matter more to you than price, that is a different path and a different site.

What you are hiring is judgment on four things — what to fix before it goes live, what to ask, when to list, and how to handle the offer and the inspection response. Ask any agent you interview to explain their thinking on each of those before you sign a listing agreement, and ask how many homes they closed in your specific area in the last year.
